Maintenance Instructions and Warranty

Thank you for purchasing an ÖÖD House. This document constitutes Appendix 2 of the Purchase Agreement concluded between you and ÖÖD OÜ or Mirror Houses USA, Inc. Below you will find detailed instructions for proper maintenance of your ÖÖD House together with warranty conditions. It is important to keep in mind that proper maintenance and warranty of the ÖÖD House are interrelated.

All terms written with capital letters and not defined in this document have the meaning ascribed to them in the Agreement.

Maintenance instructions

Quick Recap:

  • Cleaning of the mirrored facade should be done with clean water or non-lye-based solvents. When cleaning the windows, you can use a soft cloth or a sponge, but make sure the solvents do not contain abrasive particles.

  • The interval of cleaning the windows depends largely on the house surroundings, but in any case, the windows should be cleaned a minimum of twice a year.

  • Hard water from sprinklers or polluted rainwater may leave permanent spots on the glass. To prevent this, make sure to clean the glass as soon as you can following exposure to water from sprinklers or rainwater.

  • It may happen that after the installation, when the house has been placed on the foundation, the whole construction may settle in due to the weight of the house. It can take up to a year for the foundation to fully settle. This sinking process may affect the door frame, and as a result, the door may not open/close smoothly. This inconvenience can be resolved by adjusting the hinges on the door. This issue is not covered under the manufacturer’s warranty, and ÖÖD OÜ/Mirror Houses USA, Inc expressly disclaims any warranty related to this issue.

  • Foundation posts (that stick out from the ground) and house support legs must be insulated on-site by the customer to reduce the cold bridge formation. Installation should be performed by a qualified and licensed technician. In addition, in case of extreme cold conditions, please consult with local experts on home foundations regarding how to prevent cold from entering under the house.

  • Natural thermally treated Ash wood is used for exterior cladding. However, as with any wood, it will naturally age to a uniform silver/grey over time. To minimize color changes, the wood can be protected by applying regular UV oil or pigmented UV mineral oil.

  • To avoid clogging in the house’s gutter system, the gutter system should be cleaned of leaves and other debris at least twice a year. Depending on the surrounding environment, the gutter system may need to be cleaned more often. During the wintertime, make sure to clean the roof of snow and ice regularly.

  • Any damage that may occur to your interior wall & ceiling panels is typically due to unintended high levels of humidity. Wood is a natural material, absorbing and expelling humidity. By keeping the room temperature between 18°C -24°C / 64°F - 75°F and relative humidity between 45%-60% you can ensure the stability of the product. When the house is used as a second resident please make sure the house inside temperature remains around 18°C /64°F.

  • Silicone should be checked and renewed everywhere (especially in bathroom) as often as necessary but at least once a year.

  • Cleaning the wooden walls and ceilings should be done with a dry or slightly damp mop. A vacuum cleaner with a soft brush can be used for dust removal.

  • Should you need electricity outside of the house, the manufacturer has prepared for you an electricity cable that runs from the main switchboard to a junction box underneath the house, next to the door.

  • *If your ÖÖD House has radiant floor heating, there are two thermostats in the back wall for adjusting the floor temperature.

  • *If you are using an ÖÖD House not only for yourself, we would suggest trying to keep guests away from accessing and adjusting the floor heating thermostat.

  • It is suggested not to install the exterior unit of the air conditioner further away than 7 meters-it will start losing its efficiency.

  • **ÖÖD Houses in Hotel configuration come with preinstalled domestic centrifugal extract fans in the bathroom. Please note that the fan operation is determined by the humidistat, meaning if you would like to turn off the fan, you should manually adjust the required humidity levels to a higher setting.

  • **ÖÖD Houses in Hotel configuration come with an integrated fridge in the kitchen. Before using the appliance for the first time, the interior and all internal accessories should be washed with lukewarm water and some neutral soap to remove the typical smell of a brand-new product, then dried thoroughly.

  • **ÖÖD House in Hotel configuration comes with a pre-installed electrical water heater with 80-liter capacity. If you experience a lack of hot water in the shower you can try setting the boiler water temperature higher or changing the shower head to a more water-saving type.

  • Please ask your local plumber when connecting the cabin to the local water system to make sure the boiler is filled with water before switching it on.

  • NB! We recommend doing extra pair of keys from the keys ÖÖD sends you as ÖÖD might not have the back-up keys available for your house.

  • NB! If you would like to conserve the house for winter, please contact an ÖÖD representative for further details as turning off the heating and ventilation may result damages in water and sewerage system and mould inside the house.

Glass facade

The mirrored glass façade is what makes an ÖÖD House special, standing out and blending in at the same time. Cleaning of the mirrored glass should be done with clean water or non-lye-based solvents. When cleaning the windows, use a soft cloth or sponge and ensure that the solvents do not contain abrasive particles. The interval of cleaning the windows depends largely on the house surroundings, but in any case, the windows should be cleaned a minimum of two times per year. Please note that hard water may leave permanent spots on the glass. For example, water from a sprinkler system or polluted rainwater, when left to dry on the glass, can create chemical bonds with the glass and, in the worst-case scenario, may become permanent if not cleaned immediately. For this reason, the windows should be cleaned as instructed above immediately following exposure to hard water. Please note that different air pressure in your site location compared to the location where the glass was manufactured may affect the glass surface, bend it, and consequently create a double glass effect. This is a normal occurrence and is guided by the laws of physics. This issue is not covered under the manufacturer’s warranty, and ÖÖD OÜ/Mirror Houses USA Inc expressly disclaims any warranty related to this issue. Condensation may occur on the inner side of the glass façade when there is a large enough interior and exterior temperature difference. This can be caused by humidity, strong lighting near the window, curtains, flowerpots near the window or external heating devices.

As a result of manufacturing processes, minor spots can be found on the glass. This is a normal occurrence and is not covered under the manufacturer’s warranty, and ÖÖD OÜ/Mirror Houses USA, Inc expressly disclaims any warranty related to this issue.

To avoid birds flying into the glass facade, use the special UV stickers on the outside glass wall that are provided with your ÖÖD House.

Exterior door

Your house door is an aluminium-framed door with a double-layered, milky glass panel in the middle. The aluminium frame makes the door construction sturdy, while the double-layered glass adds weight and assists with the house’s energy conservation. It is possible that after the installation, when the house has been placed on the foundation, the house foundation may settle in. This process can take up to a year. This ‘settling’ process may affect the door frame, and as a result, the door might not open/close smoothly.

This inconvenience can easily be resolved by contacting a local technician to come and adjust the hinges on the door. This issue is not covered under the manufacturer’s warranty, and ÖÖD OÜ/Mirror Houses USA, Inc expressly disclaims any warranty related to this issue. Please note that the door opens outwards, and most customers have installed a stopper for the door to prevent it from damaging itself and the house in case the door is opened too far (for example, by a gust of wind). Ensure that nothing is left between the door and the door frame, as it might damage the door frame and stop the door from closing properly.

Exterior cladding

The exterior cladding of an ÖÖD House is made of thermally modified natural Ash wood. It is a natural product, thermally modified to resist outdoor conditions and is free of any chemicals. The cladding does not require surface treatment. However, as with any wood, it will naturally age to a uniform silver/grey over time. This process will start immediately and, depending on the amount of UV exposure, will take anywhere from several months to a year. In case of the black external wooden boards, to maintain the original colour, you would need to repaint the external boards once a year with Teknos 2900-02 RAL9005. This does not make the wood any more or less resistant to decay. To minimise colour changes, the wood can be protected by applying regular UV oil or pigmented UV mineral oil. Natural oils should not be used as they contain substances that are a food source for biological organisms such as bacteria, mould, etc. UV oil should only be applied to clean, dust-free surfaces. Apply a small amount of UV oil to a small piece of wood to test the colour before coating the entire board. The oil manufacturer’s guidelines for the treatment should be followed.

Air conditioner

ÖÖD House manufacturers do not install, maintain, or warrant air-conditioning units in their houses. ÖÖD Houses are manufactured with a preinstalled ventilation shaft and an electricity cable for the air-conditioning unit. The electricity cable is supplied with 6 extra cables. The connections are made available according to the customer’s desired location and specific mounting requirements of the air-conditioning unit. Installation of the air-conditioning unit should be performed by a qualified licensed technician on-site and should be performed in accordance with all applicable laws and regulations. Try not to install the exterior unit of the air conditioner further than 7 metres / 23 feet away from the house- otherwise it will start losing its efficiency. The exterior unit of the air conditioner can drip water, which is typically due to condensation. Please note that when turning on the air conditioner, it takes time before the unit reaches the desired working temperature. It is normal for humidity to collect on the inside windows and aluminium beams. To minimize the chance of this occurrence, switch on the air conditioning/heating device to absorb the moisture more quickly.

Interior wooden wall and ceiling panels

Your walls and ceiling are covered with natural Oak boards, which may be damaged by high levels of humidity. By keeping the room temperature between 18°C - 24°C / 64°F - 75°F and relative humidity between 45%-60% you can reduce the chances of humidity-related damage to the interior wall and ceiling panels. A stable humidity can help prevent the Oak boards from expanding and contracting, which can result in board deformation and/or gap occurrence between the boards. Daily care should be limited to normal sweeping or vacuuming of the oak boards. Dry and soft brushes or a vacuum cleaner with a soft brush should be used for dust removal. You may also use a slightly damp cloth with water. Under no circumstances should wet traces remain on the wood after cleaning. Under no circumstances should the walls and ceiling be covered with Polyethene (PE) foil or other moisture- and air-tight materials. Please note that a natural wooden product exposed to light (UV rays) will change its color. The boards can be renovated by sanding and re-lacquering. All renovations should be performed by a qualified and licensed technician in accordance with all governing laws and regulations. The manufacturer authorises the use of lacquers intended for wooden boards, if used in accordance with the guidelines for their application, during renovation. The number of renovations consisting of “removing” the surface layer of wood depends on the depth of mechanical damage. Before starting mechanical renovation (sanding), the technician should analyze the condition of the product and whether it is possible to carry out mechanical renovation. Ignoring the aforementioned recommendations will void the warranty on your ÖÖD House.

*Radiant floor heating

An ÖÖD House is usually heated with radiant floor heating. Nevertheless, not all houses have the floor heating installed, and in some warmer climates, heating the house is simply not necessary. Be sure to check with your house supplier or with the manufacturer to confirm whether your house has radiant floor heating installed. An ÖÖD House with radiant floor heating has two heating zones and consequently two thermostats integrated on the back wall. These thermostats allow for manual adjustment of the floor temperature. When adjusting the temperature from the thermostat, be sure to give the floor time to heat up or cool down. When heating up the floor, do it gradually and avoid large temperature changes in a short period of time, as rapid temperature changes could damage the flooring materials. The floor heating thermostats should be used only by residents of the ÖÖD House who are familiar with the thermostats’ operation, or by guests who are familiar with the thermostats’ operation. When using the floor heating function, note that objects in contact with the heated floor may leave marks on the flooring. Therefore, prior to using the floor heating function, ensure that the floor is free of any objects that may leave markings on the flooring.

Bathroom ventilation

ÖÖD Houses in Hotel configuration come with preinstalled domestic centrifugal extract fans in the bathroom. For your comfort these fans have an internal humidistat that keeps your room humidity levels at a desired % at all times. The fans have purposely chosen to be as silent as possible-at maximum working mode the fans create 32dB. The required humidity levels can be adjusted manually on the unit if needed. Please note that the fan operation is determined by the humidistat, meaning if you would like to turn off the fan, you should manually adjust the required humidity levels to a higher setting.
Setting up the moisture sensor of the bathroom ventilation aggregate : Wifi is required to set up the humidity sensor. If wifi is not available, you can use a hotspot or a pocket modem (NB! There must be 2 devices, you cannot create a hotspot for yourself with your phone). The program for settings is eWeLink. There is a white controller in the bathroom cabinet, you need to hold your finger on the button for 7 seconds, then the device will enter pairing mode. Next, you need to enter to the device through eWeLink using hotspot/wifi passwords. And from there, pair the device and choose “control by humidity”. For values greater than 52, the aggregate is ON and for values less than 52, the aggregate is OFF.

**Integrated refrigerator

Some ÖÖD Houses in Hotel configuration come with a fridge in the kitchen. Before using the appliance for the first time, the interior and all internal accessories should be washed with lukewarm water and neutral soap to remove the typical smell of a brand-new product, then dried thoroughly. The appliance contains hydrocarbons in the cooling unit. Only a licensed, qualified technician should perform the maintenance and the recharging of the unit, and all work on the unit should be performed in accordance with all governing laws and regulations. Regularly examine the drain of the appliance and if necessary, clean it. If the drain is blocked, defrosted water collects in the bottom of the appliance. If the ambient temperature is high and the Temperature Regulator is set to low temperature and the appliance is fully loaded, the compressor may run continuously, causing frost or ice on the evaporator. If this happens, set the Temperature Regulator toward warmer settings to allow automatic defrosting and to conserve electricity consumption. Please note that the manufacturer of ÖÖD Houses does not provide warranties to electrical household appliances, including, among other things, refrigerators and water heaters.

**Water heater

Some ÖÖD Houses in Hotel configuration come with an electrical water heater pre-installed. A water heater with 80-liter capacity should be enough for daily use for two people. Nevertheless, if you do experience lack of hot water in the shower you can try setting the boiler water temperature higher or changing the shower head. The amount of water released by different shower heads can vary up to two times. The most water-saving types of shower heads can not only save money for you but also save the environment.  When changing the water temperature on the boiler, please note that the maximum possible temperature is set by law to avoid people burning themselves. Please note that the manufacturer of an ÖÖD House does not provide warranties to electrical household appliances, inc. refrigerators and water heaters.

**Built in furniture

The house’s built-in furniture and countertop should be cleaned by using a clean cloth and mild soap if necessary. Wipe dry with a clean, soft cloth. To clean the surface, use a damp cloth or sponge and a mild soap and detergent. Difficult stains such as coffee and tea can be removed using a mild household cleaner. Furniture doors should be handled gently. Door hinges should be adjusted as needed.

As with any home, the homeowner should purchase and maintain homeowner’s insurance to cover any damages that may result to the home.

Warranty

In addition to the overall principles stipulated in the Agreement, the warranty does not apply, nor shall the Seller bear any liability in relation to the following:

  • to any part, such as lightbulbs or protective coatings that naturally diminish or deteriorate over time, unless failure has occurred due to a defect in materials or defective workmanship;

  • to parts which are expected to be replaced due to normal wear and tear;

  • to cosmetic damage, including, but not limited to scratches, dents and broken plastic or other similar materials, unless failure has occurred due to a defect in materials or workmanship;

  • to damage caused by use with a third-party component or product that was not part of the manufacturer-provided Goods as stated in the Agreement;

  • to damage caused by accident, abuse, misuse, fire, liquid contact (other than due to design flaw), earthquake or other external cause;

  • to damage caused by using/operating the Goods outside the user manual, the technical specifications or other published guidelines;

  • to damage caused by service (including upgrades and expansions) performed by anyone who is not a representative of the Seller;

  • to the Goods and to the extent it has been modified to alter functionality or capability without the written permission of Seller;

  • to defects caused by normal wear and tear or otherwise due to the normal ageing of the Goods;

  • to the extent the Goods are not maintained or serviced as indicated in the published guidelines.

  • In case the foundation is not level and the tolerance is more than +- 2 mm.

In addition to the above, the warranty does not cover items which cost less than 500 EUR/USD.

For the sake of clarity, the warranty does not cover stand-alone items and materials used in the Goods (as stated in the Agreement) covered by separate manufacturer warranty (e.g. fridge, sanity ware, lights, heat pump, insulating glass, aluminum parts), i.e. the same warranty terms and, if applicable, standards/tolerance limits established by the manufacturer of each stand-alone item and/or material used in the Goods will apply and the Seller will not bear any additional liability that exceeds the manufacturer’s liability extent. For the stand-alone items and materials used for the Goods, the warranty terms and/or standards/tolerances of SaintGobain Glass Estonia SE, AluMaster OÜ and other manufacturers, whose stand-alone items and/or materials can be found in the Goods, that were in force at the moment of concluding the Agreement.

The Buyer shall inform the Seller about any defects of Goods in writing by e-mail or registered post within 60 days of the Seller discovering, or reasonably should have discovered, the defect. In case the Seller is notified by e-mail, the Seller shall be deemed to have received the notice only in the event the Seller has confirmed receipt of the notice to the Buyer, and such receipt confirmation shall not be unreasonably withheld. In order to be valid, each warranty claim (hereinafter Warranty Claim) made by the Buyer against the Seller shall be made in line with the following:

  • each Warranty Claim shall state, with all relevant details, the specific grounds therefore and the work requested;

  • each Warranty Claim shall, in order for such Warranty Claim to remain valid, be made within 60 days after the Buyer becomes aware of or reasonably should have become aware of the circumstances giving rise thereto;

  • no Warranty Claim shall be made after the Warranty Period (at which time the obligation of the Seller to repair or replace the parts of Goods for any reason whatsoever shall expire and the Seller shall have no liability under this Agreement).

If during the Warranty Period the Buyer submits a Warranty Claim in accordance with the terms set out above, the Seller will, without unnecessary delay, at its option:

  • repair the Goods or a respective part of it using new parts that are equivalent to new in performance and reliability; or

  • replace the Goods or a respective part of it with the same part or a part that has similar functionality, formed from new parts that are equivalent to new in performance and reliability; or

  • Refund the Price in exchange for the return of the Goods.

The Buyer shall compensate the Seller for all reasonable expenses (travel, accommodation, workforce etc.) and other costs the Seller incurs due to the Buyer presenting a Warranty Claim with respect to defects not covered by the warranty (i.e., wrongful warranty claim).
