BonjourSauvage: 90% Occupancy in Its First Season

Ten mirror houses. Two months of operations. €132,000 in accommodation revenue, from a brand that did not exist a year ago.

ÖÖD by BonjourSauvage opened at the end of June 2026 in Seignosse, on the Atlantic coast of Southwest France. It is the largest ÖÖD destination anywhere in the world, and the first built not as a diversification of an existing business, but as an entirely new brand, hotel, and guest experience created from the ground up.

A brand built from conviction

Co-founder and CEO Alexis Baquerin spent a career inside outdoor hospitality, acquiring close to thirty campsites across France and Europe. What he kept finding was the same recurring deficit: a lack of genuine emotion, design ambition, and experiential depth. BonjourSauvage was built as the answer.

For the destination, Alexis needed a natural landscape strong enough to carry the concept and an architectural object precise enough to belong in it. ÖÖD was looking for a partner with the infrastructure and ambition to take the mirror house format to a scale it had never operated at before: ten units at a single site, inside a full-service hospitality operation.

"People don't just want to travel anymore; they want to feel something. We're not a traditional hotel, and we're not a campsite. We take the best of both worlds and create something new: simple luxury, where comfort, aesthetics, and authenticity coexist effortlessly."

Alexis Baquerin, co-founder & CEO of BonjourSauvage

Performance and early momentum

Delivering the mirror houses was only the starting point. As part of the ÖÖD Partnership Programme, both teams collaborated closely on marketing, from launch visibility to ongoing promotion, thanks to which BonjourSauvage opened to strong demand and maintained it through its first season.

July (month 1): Occupancy 70%, ADR €250

August (month 2): Occupancy 90%, ADR €275

  • €132,000 total accommodation revenue from ten mirror houses in two months

  • ~€66,000 average monthly revenue

  • ~€6,600 average monthly revenue per unit

  • Occupancy climbed 70% → 90% between month one and month two

  • Second-highest ADR of the four accommodation designs on site, beaten only by a two-bedroom unit that sleeps twice as many guests

  • Highest ADR per person on the entire property

Between the pines and the Atlantic

The Landes coast offers a rare convergence: direct access to the Atlantic, vast sand dunes, pine forests stretching to the horizon, exceptional light, and a rhythm of life that sits somewhere between the surf culture of the Basque Country and the easy elegance of South West France.

The ten ÖÖD Signature Mirror Houses sit inside the pine forest, minutes from the ocean. Their mirrored facades absorb and reflect the trees and sky rather than competing with them, and they are the only mirror-facade buildings at the retreat.

All ten arrived as complete modular units, shipped finished and installed on wheeled chassis so they classify under French rules for light leisure accommodation rather than as permanent construction. Ten premium hotel-grade rooms went into a protected pine forest without a foundation pour and without heavy site works.

Where most nature retreats are built on seclusion, BonjourSauvage deliberately inverted the logic. At the centre of the site sits The Wild Club: a bar, restaurant, and social space that anchors the whole experience. Around it, a heated pool, a private lagoon, padel courts, a gym, surf access, yoga, massage treatments, and a curated activities calendar. Guests surf the Atlantic in the morning and return to live music and dinner on the terrace in the evening. The forest is outside the door either way.

The location is easily reached: 30 minutes from Biarritz, 40 minutes from Bayonne, and 90 minutes from Bordeaux, with Biarritz Airport served by multiple European carriers.

The campsite upgrade

An established campsite already owns the expensive part: land, access, utilities, restaurant, returning guests. What it usually lacks is a top tier of accommodation capable of commanding a premium rate. At Seignosse, the mirror houses earned the second-highest ADR of four accommodation designs on site, and the highest ADR per person on the property. Inside an existing park, that premium sits on infrastructure already paid for.

Delivery makes it practical. Units arrive complete on wheeled chassis, classified as light leisure accommodation rather than permanent construction: no foundation pour, no heavy site works. An underused corner becomes premium inventory.
