Golf courses have always been one of the best-positioned businesses to add accommodation. The land is already there. So are the views, access, utilities, clubhouse facilities and a loyal customer base with a reason to return. What usually gets in the way is the accommodation itself. Traditional hotel development means major capital, lengthy planning and heavy construction before the first guest checks in.

Why golf, why now

Golf travel is moving towards integrated stays. Resort-based golf accounted for 52.3% of the golf tourism market in 2025, reflecting the continued pull of integrated stay-and-play destinations that combine course access, accommodation, dining and wellness in one setting.

The player base is also growing. Registered golfers in Europe rose 4% to over 4.9 million in 2025, a 13% increase since 2020. 

Yet many clubs still operate around the same day-visitor model. A player arrives, plays a round, and leaves. The relationship ends at the car park.

Already working at Rae Golf

In 2025, Rae Golf, Estonia’s largest golf course, added two ÖÖD Mirror Houses directly to the course, giving players and visitors the opportunity to turn a day at the club into an overnight stay.

Previously, guests looking to stay overnight had to travel back towards Tallinn for accommodation. The Mirror Houses allow Rae Golf to keep guests on site for longer, combining golf with a premium nature stay just steps from the course.

The houses also opened a new business opportunity beyond the traditional golf season. Like most courses in Estonia, Rae Golf’s core golf operation is highly seasonal and concentrated around the warmer months. With ÖÖD, the same landscape can now attract short-stay guests throughout the winter, creating an additional use for the property when the course itself is quieter.

It is a simple example of how accommodation can do more than add rooms: it can extend the guest journey, increase the use of existing land and create a revenue opportunity beyond the core golf season.

What the golf course already has

Most golf clubs already own the difficult and expensive parts of a hospitality destination:

  • Large, attractive land, often with underused corners, tree lines and views

  • Existing road access and utility connections

  • A clubhouse, restaurant, bar, pro shop and practice facilities

  • An established customer base that already has a reason to visit

What it lacks is a premium overnight offer that turns visitors into guests.

What it could look like

Picture five ÖÖD Mirror Houses placed along a quieter edge of the course, facing a fairway, woodland or open landscape. Their mirrored facades reflect the landscape rather than competing with it, so the course stays the view.

Guests arrive the evening before their tee time, have dinner at the clubhouse and wake up metres from the course. They play 18 holes, book a lesson or another round, stay for dinner and spend another night. Non-golfing partners get a design-led nature stay that has value in its own right. That broadens the course's audience beyond its usual players.

The houses are delivered complete and finished, significantly reducing the amount of construction required on site. That gives the club more than extra rooms. It creates more reasons to come, stay longer and spend more while there.

At BonjourSauvage in France, ten ÖÖD Mirror Houses were installed on wheeled chassis. This allowed them to operate as light leisure accommodation rather than permanent buildings, without traditional foundation works.

Planning and classification vary by market, and ÖÖD works with partners on the site design, technical approach and documentation required for each location.

The commercial opportunity

Accommodation creates one direct revenue stream, but much of the value comes from what happens around the stay.

Accommodation income:

Depending on the market and operating model, a golf partner can target approximately:

  • €20,000 annual profit per cabin

  • €100,000 annual profit across five cabins

  • Return on investment above 50%

Clubhouse and course spend (on top of the rental income):

  • At Arbikie Distillery in Scotland, ÖÖD guests spend an additional €100 on average on food and on-site activities, on top of their stay

  • On a golf course, that additional spend could flow into green fees, food and drinks, lessons, pro shop purchases, additional rounds and group bookings.

  • Every 100 stays at that level adds around €10,000 in extra on-site spend

  • Every overnight guest is also a potential new member or a returning group booking

The figures above exclude these wider benefits.

Adding accommodation does not need to mean becoming a hotel developer.
